HERE IS SOME OF THE MYTHS WHICH AGENTS  HAVE SPUN ON SELLERS, FOR SO LONG NOW, YOU ACTUALLY BELIEVE THEM TO BE FACT, WHEREAS, IT IS ABSOLUTLY NOT TRUE BY ANY STRETCH OF THE IMAGINATION

1/ WE HAVE BUYERS WAITING FOR YOUR PROPERTY, OR WE HAVE A THOUSAND SALES PEOPLE AND ONE OF THEM WILL HAVE A BUYER WAITING FOR YOUR PROPERTY TO BUY

  • THE TRUTH OF THE MATTER, AND AGAIN, LOOK AT THIS LOGICALLY, IS THAT NO ONE HAS, OR OWNS A BUYER THIS IS OF COURSE, UNLESS THEY HAVE A LOCKED CLOSET SOMEWHERE WHERE THEY KEEP “THEIR” BUYERS WHO THEY ONLY RELEASE WHEN THE AGENT IS READY FOR THEM TO BE RELEASED

          BUYERS ARE NOT INTERESTED IN HAVING TO WORK WITH ONE AGENCY. THEY ARE QUITE CAPABLE OF                      BEING  ABLE TO READ AN AD ON ANY OF THE WEBSITES AVAILABLE TO THEM AND IF THEY SEE A PROPERTY  THAT COULD BE OF INTEREST TO THEM, THEY WILL CONTACT THE AGENT INVOLVED OR ATTEND ONE OF THE     OPEN HOMES

 

THEY DON’T CARE ABOUT WHAT COMPANY HAS THE LISTING, IT IS THE LISTING THAT THEY ARE INTERESTED IN

 IS THIS NOT  LOGICAL TO YOU ???  SO WHY DO YOU BELIEVE THIS WHEN AN AGENT TELLS YOU OF THE BUYERS HE OR SHE HAS WAITING ??

2/  “YOU GET WHAT YOU PAY FOR” .  THIS IS ONE ILLOGICAL ARGUEMENT WHICH AGENTS WILL TELL YOU WHEN YOU BRING UP THE FACT THAT THEY ARE LOOKING A COMPANY, SUCH AS EMPHASIS REAL ESTATE, WHO OFFER A LOWER RATE OF COMMISSION THAN THEIR OUTDATED RATE OF PERCENTAGE COMMISSION.

THE TRUTH OF THE MATTER IS, THAT ANY REAL ESTATE COMPANY, NO MATTER WHAT OR WHO THEY ARE, ARE NOT ABLE TO CHARGE YOU ANYTHING UNTIL THE AGREEMENT THAT THEY HAVE NEGOTIATED, HAS BECOME UNCONDITIONAL, AT YOUR AGREED PRICE AND CONDITIONS

SO WHAT YOU GET, IS AN UNCONDITIONAL AGREEMENT. WHAT YOU PAY FOR, IS OUR FAIRER FIXED RATE FOR THE SALE OF YOUR HOME, OR, THIRY TO FIFTY THOUSAND DOLLARS FROM A CORPORATE COMPANY

THE FACT IS THAT THIRTY PLUS YEARS AGO, WHEN I FIRST STARTED SELLING, THE PRICE OF A HOME IN AUCKLAND AT THAT TIME WAS ON AN AVERAGE OF AROUND FIFTY OR SIXTY THOUSAND OR, AT AN EXCEPTION, PERHAPS A MILLION DOLLARS

WHAT WE CHARGED THEN WAS A PERCENTAGE BASED COMMISSION RATE OF EXACTLY WHAT IS BEING CHARGED ON TODAYS MARKET, WHERE AN AVERAGE AUCKLAND HOME IS SELLING ON AVERAGE, AROUND THE MILLION DOLLAR MARK

HOUSE PRICES HAVE ESCALATED DRAMATICALLY, BUT THE OUTDATED PERCENTAGE COMMISSION RATES HAVE REMAINED THE SAME  – DOES THAT SOUND FAIR ??

BUT HERES THE CLANGER FOR THOSE WHO PROPORT TO WORK HARD AND FEED IT TO YOU

THIRTY YEARS AGO, A SALE AND PURCHASE AGREEMENT, WAS DONE BY HAND (OR A TYPEWRITTER) WITH A CARBON COPY FOR TWO COPIES. ANY CONDITIONS OF SALE WERE WRITTEN IN BY HAND

NOWADAYS, THE REAL ESTATE INSTITUTE OF NEW ZEALAND (REINZ) HAS COME UP WITH A COMPUTER PROGRAMME CALLED EFORMS, WHERE AN AGREEMENT CAN BE DRAWN UP BY ANY AGENT, EVEN ON THEIR MOBILE PHONE, IN ABOUT TWENTY MINUTES USING THE INFORMATION THAT HAS BEEN PRESENTED BY THE BUYER

THE EFORM CAN THEN BE FORWARDED TO THE BUYER BY INTERNET, THEY INITIAL AND SIGN THEIR OFFER, RETURN IT TO THE AGENT, WHO THEN FORWARDS THIS TO THE OWNERS AND SO IT GOES

THIS CAN BE DONE USING ANOTHER IMPLIMENTED PROGRAMME FROM THE REINZ CALLED AN IFORM

SIMPLY PUT, WE CANNOT STAND BY, IN THE CURRENT MARKET WHERE PROPERTY IS SELLING VERTUALLY IN A WEEKS TIME FOR HUGE PRICES AND THE PROPORTIONATE EXCESSIVE COMMISSION FEES, WHEN IT IS SO TOTALLY UNNECESSARY
